Building Engineer – Milwaukee, WI



This position is responsible for oversight, implementation and general execution of the engineering maintenance program for a portfolio of Commercial Medical Office Buildings located in the Milwaukee, WI area and comprises of approximately 220,000 square feet. The Building Engineer position is responsible for the coordination, communication and other required resources to ensure the proper operation and maintenance of all properties and facilities within a specific market. Responsibilities include the maintenance and repair of such systems as: Utilities distribution, commercial building HVAC systems, building structures, mechanical and electrical systems, elevator systems and other typical medical office building support systems. The position is required to provide input and assistance to the Property Managers, and Regional Construction Managers including; Management and coordination of contractors for tenant and capital improvements, engineer training, engineer coverage, execution of engineering standards and efficiency enhancement projects related to facility and engineering operations and expenses.

The Building Engineer provides coverage and back up coverage to and for the local Building Maintenance Engineers as needed due to vacancies, vacations, absences and general work load coverage. Other areas of responsibility include: Management of the preventative maintenance systems, physical work associated with the preventative maintenance, responding to tenant requests and recurring tenant complaints; troubleshooting, and repair of building systems and components; work order management; oversight of required documentation process’s according to various tenant accreditations. Work on-call as required either for specific buildings or in a rotation of buildings within the local group of building engineers.

This position checks in daily with all area property managers and all area building maintenance engineers, assess service calls, contractor assignments, dissimilates and communicates priorities and work assignments as needed. Report to the Regional Facilities & Construction Manager as it relates to performance and work load management associated with building capital and tenant improvements as well as training. Works in collaboration Regional Facilities & Construction Manager and Property Managers within that market to establish other long term needs, coordination of multiple assignments and establish plans and timelines for resolution of various recurring tenant issues.

The position requires the ability to work independently, take initiative, supervise and direct others, train and show a desire to continually improve building maintenance engineers within that market. Continually develop the maintenance systems, physical facilities and staff resources to provide excellent customer service through tenant interactions.


    • Oversee, coordinate and perform preventative maintenance and maintenance repair task, and light duty construction associated with physical structures, plumbing systems, all aspects of HVAC operation, electrical distribution and other various building systems found in commercial MOB’s
    • Assist in the formulation and implementation of safety policies, processes and procedures related to the daily maintenance operations of the facilities
    • Leadership and participation in safety programs, knowledge and skills training and various administrative programs for the tracking and management of the assets
    • Provide input and regular communication to the Property Manager and Regional Facilities & Construction Manager on repairs, projects, operational and capital expense budgeting
    • Provide oversight and coordination of vendors for capital and tenant improvements when working on-site
    • Evaluate plans, contact vendors, and assist in formulation of budgets for capital and tenant improvements
    • Conduct orientation of new vendors working in building for any construction management
    • Oversee and assist in required daily, weekly, monthly, semi-annual, and annual required building inspections, and institute required corrections and/or preventative maintenance systems and schedules as needed
    • Oversee and work with engineers, subcontractors and vendors as required to carry out the various responsibilities of such 3rd party services
    • Manage tenant request systems and preventative maintenance systems for the areas engineers and buildings through the on-line work order system, Angus Anywhere
    • Initiate follow up communication with various individuals to ensure the complete and satisfactory performance of the local building maintenance engineering staff and subcontractors as it relates to all maintenance and construction management
    • May perform other duties as assigned and as needed to assist in the management of responsibilities associated with commercial medical office facilities


    • High school education or GED
    • 7-10 years of experience in the maintenance of commercial office building environments including troubleshooting, repair and maintenance of associated building systems
    • 5 years of experience working on commercial building HVAC systems
    • 3-5 years of experience supervising employees in a service oriented position or environment
    • Past experience working independently with little or no supervision required
    • Valid driver’s license
    • Outstanding written/oral communication skills required
    • Outstanding customer service skills required
    • Ability to climb and work from ladders, man hoists or lifts, and the ability to lift and carry heavy loads (up to 50 lbs)
    • Must be willing to assist at other properties within the portfolio from time to time as needed
    • Ability to comprehend and use technology to aid in the management of duties; Computers, Mobile Smart Phone, Energy Management Systems and diagnostic equipment
